Do you provide locks? Do you keep a key to my self-storage unit?

You can purchase a new, sealed lock at our Office. No one else has a key to that lock – just you. If you prefer to provide your own lock, you’re welcome to do so.

Do you sell moving supplies?

We sell some basic moving supplies and locks in the Office at our Xtra Space RV & Mini Storage location at 381 Old Corvallis Road.

If I store a vehicle in a unit, am I responsible for protecting the floor of the unit?

Yes, whether you store a vehicle or anything else in your unit, you are responsible for protecting the floor of the unit from leaks, stains or other damage and will be liable for all costs associated with its complete cleaning and repair. When storing a vehicle, you are required to cover the floor under the vehicle with appropriate material to protect the floor. We sell appropriate coverings in the Office at our Xtra Space RV & Mini Storage location at 381 Old Corvallis Road, and you are welcome to provide other appropriate floor protection material if you prefer to do so.

When can I access my self-storage unit?

Each of our facilities have key pad entry gates that are accessible by you with your code 24 hour a day, 7 days a week, 365 days a year.

When is my Payment Due?

Everyone’s due date is different. Your due date is generally the same day of the month you moved in. So, if you moved in on the 15th of the month, your next bill will be due on the 15th of the following month.

I Can't Find the Key to my Unit - What Can I do? 

One of our staff can cut the lock for you upon presentation of proper identification and verification of your identity in person at the time of request. For reasons we hope you can understand, we do not allow any other person to possess bolt cutters on the property.  Please keep in mind, if you do try to cut your own luck, you may damage the slide-bolt and door, both of which you will be liable for.

What size of units do you have available?

Call for current availability.

Do I need to sign a long term lease?

 No. Units are rented for 1 month on a month to month basis, but rent can be paid in advance.

Do you prorate rent?

Rent may be prorated when renter moves in, but will not be refunded or prorated when renter vacates the unit.

When can I move in?

Generally, upon signing the rental agreement if a unit is immediately available. However, if you are waiting for a currently occupied unit it will depend upon when the current occupant terminates and vacates.

How much notice needs to be given before I move out?

We require a 7 day notice to vacate a unit.

Are there any prohibited uses or items I am not permitted to store?

You cannot store liquids, explosives, flammable liquids or gases, other hazardous or toxic chemicals or materials, other inherently dangerous materials, perishable food, and improperly packaged food. Please contact us if you have any questions regarding a specific item. Use of a unit for animal or human habitation is prohibited.

Can I have garage sales at my unit?

No.

Do your RV units have electricity to run my RV battery charger?

 Some of the new 14’x45’ enclosed units at Xtra Space will have limited electricity available for this limited use for an extra monthly charge.

What happens if I don’t pay or am late?

Various late and service charges may be imposed, and your deposit may be forfeited. The storage facility operator has a statutory lien on all personal property placed in the storage unit/space. If rent or other charges due are delinquent or unpaid, the operator may deny you access to the facility and unit/space and overlock your unit/space. If you do not pay your rent for more than 60 days, the operator may sell all personal property in the leased unit/space to satisfy the lien. Accessing the unit/space after having been in default and denied access may be prosecuted as a crime under Montana Code Title 45, chapter 6.

How do I make payment?

Pay in person at the office, leave payment in the secure drop box located by the front door of our office, or send payment by US Mail to our payment address and allowing sufficient time for receipt by the due date.

Do you send monthly bills/invoices?

No. The occupant is responsible for making timely rental payments each month.

 Do you have outside vehicle storage?

Yes, for qualifying vehicles. For storage of any titled/registered vehicles, watercraft, RV’s, etc., you will need to produce a recorded title and current registration matching the person present and renting the unit/space. All vehicles must be in good and fully operable condition,  and less than 10 years old. Exceptions may be individually granted based upon our personal inspection and determination of overall good condition and operability.

What type of documents do I need to rent a storage space?

 A government issued photo ID, such as a Driver’s license, state ID, or passport; for titled vehicles you also need a title and current registration matching the person renting unit/space.
